Selling a property can be a daunting process, especially if it's your first time, but here at Make Your Move we don't think it should be. If you follow our guide below, you will be far more likely to come out of the other end of the process happy - which is what we want!
1. Get an accurate, up-to-date valuation.
Many people don't realise that property prices can change quickly; a market appraisal obtained more than a couple of months ago may be inaccurate now. You don't have to, but it is a good idea to get at least two valuations, this will give you a good idea of what sort of price you can expect to achieve.
2. Choose a good Agent - like us!
First and foremeost, ask your friends and family for recommendations - a personal recomendation from someone you know that has had first-hand experience of using an Estate Agent is by far the best way to pick a good Agent. If you don't have any recomendations to follow, look out for the following when choosing an Estate Agent;
- Can you see feedback from previous customers - if not, why not?
- Speak to the staff, are they approachable, friendly and polite - would you buy from them?
- Are they local, with local knowledge - if not, why not; they should be?
- Is the Agent's website modern and easy to use - will people be able to find your property easily?
- Is the Agent's marketing strategy adequate - how will they get motivated and proceedable buyers over the door?
- Do they promise more than is reasonable to deliver - this is bad, avoid at all costs!
In the end, it is crucial that you choose an Estate Agent that you feel comfortable with. Make Your Move have sold property in a matter of weeks, but sometimes it can take much longer. In either case you will be dealing with the Estate Agent for a reasonable period of time and so you don't want this to be uncomfortable!
3. Think like a buyer.
It might sound crazy, but in order to get the most from your sale you need to see your property through the eyes of a buyer. Go outside and see your property from their view. Does your property have 'curb appeal' or does it look a bit drab and dreary? Spending a few hours tidying the front garden or even a few pounds replacing slipped tiles or painting the fence can make a huge difference, not just to what you get for your property but more crucially, how quickly you sell it!
